About the math

What's a typical commission rate?

Commissions are negotiable and vary by market and representation side — published US averages have generally run in the 2.5–3% per side range historically, with more variation since the 2024 industry settlement changes. The calculator defaults to 2.5%; use your actual agreement.

What counts as 'per-deal fees'?

Transaction fees, desk fees charged per closing, E&O insurance per file, TC (transaction coordinator) costs — anything that comes off your side of the check on each deal. Monthly costs like MLS dues and lockbox fees aren't in this per-deal number.

Why does take-home per hour matter more than GCI?

Because busywork is a cost. Two agents with the same GCI aren't equal if one spends fifteen hours a week on data entry and unanswered follow-up. Cutting those hours is the same math as raising your split — which is exactly the job Marshal exists to do.

Does this handle 100%-commission brokerages?
